State Offers 4,888 New Affordable Homes Across 17 Kenyan Counties

(Nairobi) – The Kenyan government has announced the availability of 4,888 affordable housing units, ready for allocation across 17 counties. This marks a milestone in the Affordable Housing Programme (AHP), aimed at providing decent and budget-friendly homes for Kenyans.

The State Department for Housing and Urban Development revealed that the units, which include studios, one-bedroom, two-bedroom, and three-bedroom configurations, are categorized into Social Housing, Affordable Housing, and Affordable Middle-Class Housing units.

Kiambu County leads in the number of units available, offering 1,027 homes, followed by Nakuru with 440 units, Nyandarua with 326, Machakos with 294, and Embu with 248.

Smaller allocations include 220 units in counties such as Uasin Gishu, Kakamega, and Bomet. Kirinyaga and Homabay each have 110 units, while Migori has 60 available homes.

The Social Housing Units are tailored for Kenyans earning less than KES 20,000 ($135) monthly. These units are priced from KES 640,000 ($4,300) for studio apartments, with an alternative repayment plan starting at KES 3,900 ($26) per month. Larger units, such as two-bedroom homes, cost up to KES 1,280,000 ($8,600) with monthly payments starting at KES 6,800 ($46).

Affordable Housing units, designed for those earning between KES 20,000 and KES 149,000 ($135–$1,000) monthly, are offered in eight typologies. Studios range from KES 1,000,000 ($6,700) to KES 1,400,000 ($9,400), with larger configurations such as two-bedroom units priced up to KES 3,200,000 ($21,500).

The Affordable Middle-Class Housing units are tailored for Kenyans earning over KES 149,000 ($1,000) monthly, with prices for three-bedroom units reaching KES 5,400,000 ($36,200). Monthly repayments for these units start at KES 31,750 ($213).

The government has also introduced a Deposit Assistance program, providing financial support for buyers struggling with initial deposits. Buyers are limited to one home under the “One ID, One Housing Unit” policy.
